Live in someone else’s house

Between September to November 2016, I lived in 25 different AirBnB, from San Francisco, Peninsula, South/East Bay, Oakland to the suburban of Bay area.Map of Bay Area, CA

I moved from New York City to Bay area due to my new job at Startups.

I was looking for a place to settle and wanted to know the different areas in the Silicon valley.

I thought the best way to really know the neighbors are to actually live in.So I lived in different areas, switching the places in every few days until I find the right area to settle in.

What is AirBnB?

Airbnb is an online marketplace and hospitality service, enabling people to lease or rent short-term lodging including vacation rentals, apartment rentals, homestays, hostel beds, or hotel rooms. — Wikipedia

AirBnB offers different type of houses.

Yurt (a tent) to a Tree house, Hacker house to Luxury house. 
Entire house, Private room and Shared room.The choice is yours.Yurt in Carmel / Tree house in Burlingame ( I did not stay there)

Depending on your need, there is a ‘right’ place for you, if you search and book them well in advance. Good ones goes first.

I tried different types of setup, room, house, area and neighbors.

I first picked some well-reviewed rooms/houses in SF Peninsula area with costs between $60 — $120/night, then read reviews to know more about the places.

My First AirBnB was a private ‘studio’ house in Redwood City, CA. $90/night.

The studio house was located on the backyard of the host family’s main house, completely private, very clean and true to the description on the site. 
My first AirBnB experience could not be better than this.

My First AirBnB — one of the best experience, if not the best.I moved to the second AirBnB with 3BR house because I had 2 guests staying with. The house costs about $200/night.

If we book hotel rooms for three. Each will cost more than $100/night, so it’s much cheaper than staying in a hotel. 
Besides, this was much better setup for early stage startups like us, since we can do —

Meetings, Hacks and Party — All night long 🙂3BR house in Red Wood City / celebrating test results

After they left states, I switched back to a smaller place, with a private room. The flexibility is one of the merit of AirBnB. You can easily switch places as you please.

A private room in San Carlos / San Francisco

I also tried a type of shared house called ‘Hacker House’ — specially set up for the early stage Tech-Startups entrepreneurs, providing an affordable working space with desks and shared bedrooms. Costs $25~/night.

In Oakland, I booked a beautiful 4BR house for team building activities —

A lot of Meetings, Hacks and Party — All week long :-)After me trying many different neighbors in the Bay area.I got a pretty good idea of how the each neighbors are like.

You all stayed in Hotel before, so you know what you expect from Hotel.

There are cheap hotels and expensive hotels, but they all comes with a private room with almost identical rules and expectations.

For AirBnB, each place can provide you a very different experience
Some are very private, while some are extremely invasive.

Good thing about AirBnB is that there are so many options. I believe you will get a better experience (value) out of AirBnB if you know how to pick the ‘right’ place.

Finding ‘Right’ Place

When you go to AirBnB.com, you will probably be overwhelmed with all the choices you have (depending on the location, some places may not have many choices). Luckily there are filters to eliminate some unworthy places.

Room Type:

If you are with group, or require complete privacy then select “Entire House”. If you are okay to share the living room, but not okay to share the bed room, then you should select Private room.

Unfortunately there is no easy way to filter for Private Bath room if that’s your thing.

Instant Book:

If you can’t wait for 24 hours for the host to confirm the reservation.

Super Host:

Superhost is a Five-Star host and they are tested and trusted by other users.

3 issues with AirBnB

After trying many different places, there are 3 issues I noticed:

AirBnB — require IoT Smart Lock

Access Management

This is a most obvious and critical issue. Me as a guest entering to the house, the host has to be present to hand over the house key.

Some host installed a keypad door lock and texted me an access cord to enter.

I am hoping that AirBnB is already working on some kind of IoT type solution here.

Ideally, there should be an integration between AirBnB booking and Access Management system,so that when I arrive, the door opens automatically for the duration of my stay.

Privacy

Since you are living in someone else’s house, you can’t expect complete privacy unless the room is physically separated and access management systems are in-place.

Quality of Service

QoS is very much depending on the places. The Five-Star reviewed places are always booked first, so you sometime have no choice but to choose from the places with mixed reviews or less reviews.

Live like a Local and become Local

“Live like a Local” is their slogan — Providing a local information through the host and enhancing the guest experience.

This is kind of true. I had much better feel of the local neighbors/areas while I was staying at AirBnB compared to Hotel.

After living more than two months in AirBnB across many different neighbors in the Bay Area,I finally settled in an area that I loved most.One of the merit of AirBnB is that you can actually live in the neighbor you like as a short term try out.

Despite the hype that surrounds the idea of holding an open house, Boca Raton houses for sale are vastly underrepresented in that particular area.

According to the MLS, within the next seven days there are 23 open houses scheduled in Boca Raton. That’s out of 2,709 current properties for sale.

That means fewer than 1% of homes for sale hold themselves open. So for prospective sellers of homes in Boca– or anywhere else — who are wondering if holding an open house is a vital part of the sales process, the answer appears to be a resounding, “Probably not.”

Open houses used to be an important sales tool

Once upon a time in the land of real estate, open houses were considered an essential selling tool. People came from miles around to visit homes for sale because there was no other way to see what was inside.

The listing broker and the mortgage broker used the occasion to meet people and add to their customer lists. And sometimes they were even able to sell the house to one of those visitors.

Today, however, the Internet has obviated the need for open houses. Why drive 30 miles to visit a property that you can look at while sitting around in your underwear at home?

Nonetheless, if you are planning to run an open house — or if you’re just planning to sell your home — here are 8 suggestions that will improve the open house experience of those who attend. They’ll also help your Boca Raton real estate agent to acquire some additional customers.

Clean up your kitchen.

As we all know, the kitchen is the showplace of a home. It’s the first and last place buyers look. But they don’t just look at the kitchen. They look in the kitchen. Everywhere. Cabinets, drawers, oven, and even in the refrigerator.

Remember, they will be buying those appliances, as well as the cabinets, sinks, and counter tops.
So make sure all of these places look (and smell) as clean as is humanly possible. A gross kitchen is a huge turn-off.

Clean up your bathrooms

Sure you’re only human, but not when you’re trying to sell your home. That’s when you’re forced to become a lean, mean, cleaning machine.

So remove your bath towels and put out fresh hand towels every day. First, because the appearance of clean, fluffy towels is more appealing. And second, because many of the people coming through your house will use your bathrooms. Unless you want to use the same towels they do, change them each day.

Clean out your medicine cabinets.

Doesn’t anyone respect privacy anymore? No, especially not when your house is for sale. So take anything that is private out of your medicine cabinets and your bathroom drawers. Your medical information is displayed on our prescriptions and identity theft is an unfortunate fact of life today. Don’t make it easy for someone to make your life much harder. Put your medications away somewhere safe.

Remove any valuables

You may keep your jewelry in the dresser so that it’s handy for your own use. But you don’t want it handy for the occasional light-fingered visitor who may see your open house as an opportunity to enhance their own collection.
Similarly, if you have collectibles that are small and valuable financially, or just important to you, remove them and place them somewhere relatively inaccessible and out of sight.

Take your pets for a walk

Leaving your pets in the house is a huge no-no. Many people are not pet lovers, so they will not appreciate the fact that your pooch is just being friendly.

Also, even though you may not notice it, pets leave their own odors behind. It’s a fact of pet life. You are inured to them because you live in the house.

People who don’t live in your house and who do not have pets — but do have noses — will notice those aromas. Clean up around your pet areas and spray around the house and use common sense to minimize pet scents.

Don’t leave your pet in the crate

Some animal lovers may feel this is cruel. Non-pet owners may feel the same way. Even if they don’t, the barking may unnerve them. Don’t take a chance on creating any kind of negative feelings during a potential buyer’s visit to your home.

Ask a friend to do a white glove test.

And a sniff test. If cleaning the house has not been your strong suit previously, it won’t be when it’s time to show off your home.

If you’re not sure, bring in a couple of friends and ask them to give you an opinion. If they say the place looks great, give yourself a round of applause and know you’ve done a good job.

If they say something like, “Well, it’s not so bad…” then hire a cleaning service. It’s worth the small cost to get your home sold.

Clean up the outside.

The old cliché about judging a book by its cover applies to the curb appeal of your home. If potential buyers don’t find the appearance of the front of your house inviting, they are likely to turn around before they get to the front door.
