Luxury Properties Dunkeld

Luxury Properties in Sandhurst they depend on your information source, you will get a different answer to the question of what can be classified as a luxury home. The greatest difference in definitions is between towns; however, there seems to be agreement regarding the upper end of homes.

Homes that are unquestionably luxurious, are worth tens of millions of dollars or more. They have incredible amenities, professional landscaping and property planning, and are generally massive in size with ten or more bedrooms. These homes are advertised nationally and internationally. Real estate agents for these properties have additional responsibilities involving trusts, attorneys, and anonymity issues.

No one seems to question that these homes, often owned by extremely wealthy and usually famous people, are luxurious. In fact, these homes in Sandhurst should be called “super luxury” homes to differentiate them from other high end homes.

In an entirely different class, the other group of luxury homes, are advertised locally. Property in the US that is valued at over a million dollars is usually considered luxury real estate. Consumers in high socio-economic groups are the target for these properties.

This second group of homes may have features such as wet bars, designer kitchens, wine cellars, theatre seating, in-ground pools, security systems, professional landscaping, heated floors, and tennis courts. These homes are generally larger than average with good locations, amenities, property entries, and entertainment capabilities.

Luxury Properties in Sandhurst

Luxury homes tend to have entertainment rooms with features such as built in seating and high end, up-to-date technology for the best movie watching experiences. Designer kitchens are also very trendy in high end homes with features such as custom paneling for appliances, extra under-the-counter refrigerators or beverage centers, and wine bars that fit among the kitchen pantry and other storage cabinets. Designer kitchens also include granite countertops, high end fixtures, customized storage drawers, and pullout pantries.

There’s no question that this second group of homes are also desirable homes to live in. However, are they really in the same class as homes in Sandhurst  which are also called luxury homes?

In both groups of homes, location, amenities, property entry, entertainment capability, and landscaping are considered. Most luxury homes offer a combination of desirable natural elements such as ocean proximity, views, or climate, and professionally designed landscaping and architecture. But really, if a 1.2 million dollar, lakefront home with a dock and a swimming pool is a luxury home, then Mariah Carey’s home must be a “super luxury” home.

If you are unsure how to categorize your home, your best bet is to talk to an Accredited Luxury Home Specialist (ALHS). Real estate agents with this specialty are knowledgeable about national luxury home trends, luxury buyer and seller needs, and the development of unique high level services.

If you’re interested in buying a luxury house, this post is for you.

This is definitely an exciting time for buyers who are shopping for high-end homes, and Winnipeg has a lot to offer when it comes to ritzy properties. However, the luxury home buying process is one you’ll want to do your homework on if you’re interested in buying a dream home and not just a big house.

Take a look at these tips from the luxury home market before committing to anything and making a purchase

1. Patience is a virtue

If you’re considering buying a luxury house, you should learn to be patient. Making a hasty decision will only lead to buyer’s remorse. You don’t want that. What you want is the best value for your money.

2. You can’t always trust the photos

The best advice I can give you here is to not dismiss a house just by looking at the photos. The only way you can truly appreciate the real value of a home and to find out if it’s right for you is by seeing it in person.

3. There are no standards when buying a luxury house

It’s impossible to say what the perfect luxury property would look like. It all depends on your taste and your needs, so don’t let yourself become totally influenced by trends. Do some soul-searching instead.

Luxury Homes should fit your lifestyle

4. It’s more important to find a house that truly fits your lifestyle

You may find a beautiful property with a gorgeous pool which your friends will love, but if you don’t like to swim, it might not be the best choice for you. Your home should allow you to do more of the activities you’re passionate about.

5. The pool of buyers you’re competing against is a lot smaller

This is only one more reason to be patient. Less competition means you have more chances of finding an incredible home and getting a great deal. That’s if you don’t rush into anything.

6. Financial documentation is a must

It’s just better to document everything when buying a luxury house. Also, you should consider planning ahead. Getting your financial documentation together at the last minute can be stressful and simply not worth it.

7. A good agent won’t make the decision for you

I always try to give the best advice and give suggestions using my expertise and knowledge, but I never make the decision for my clients. At the end of the day, you need to feel comfortable knowing that it’s you who made the final call.

8. It’s best to work with a local REALTOR®

If you’re interested in buying a luxury house, you should rely on an agent who is familiar with the local market and knows all the hidden treasures in the area you are interested in.

Living and working in Winnipeg, I’m confident that I can provide you with the information you need to make an informed decision if you’re interested in buying a property here.

9. You can find the best luxury estate there is

You just need some help. I’d love to hear more about what exactly you’re looking for in a home and we can work together towards finding a property that fits your criteria perfectly.

Let’s start with a FREE, no strings attached consultation and you can tell me more about your new dream home.

Buying A Luxury House: 9 Things You Should Know

Most people don’t buy or sell real estate very often, so lots of myths have grown up around the processes and people involved. Here’s an examination of the top 10 myths about real estate.

Myths about Real Estate Agents

1) All real estate agents are the same

Totally false. Commissions, working practices and success rates vary vastly across agents. Do a little research to find the right person to work with.

2) All estate agents make a fortune

False. The commission may seem like a big chunk, but most agents only get paid when a deal goes through. Many houses are marketed by multiple agents.who may put in lots of work for no return on some houses.

3) Estate agents will do and say anything to make a sale

Almost always false. Sure there are dishonest estate agents out there, but most rely on client satisfaction and recommendations to thrive, so it’s in their interest to be honest.

Myths about Selling Houses

4) You don’t need to prepare a house for sale

So false it could cost you thousands! Most buyers want a ready to move into house, and don’t have a lot of imagination. General cleaning, minor repairs, and tidiness make a real difference to the chances of selling a property quickly and for the best price.

5) You’ll make more if you market the property yourself

Generally false. You won’t pay commission, but the agent will reach a far larger audience than you can, and they have the expertise to make sure the deal goes smoothly.

6) You should price high so you can come down

True, to a limited extent. There’s no harm in putting your hoped-for price up as a starting point, but you need to be realistic. Potential buyers won’t even look at a place that’s totally outside their price range.

7) If a property doesn’t sell in the first month, it won’t sell at all

Generally true! Potential buyers will look with suspicion at anything that’s been on the market for a while. This is the major reason why getting the price right and preparing the property for sale are important.

8) Spring is always the best time to market a property

Often true…But some properties have special circumstances. A beach house will sell better in high tourist season, while a ski chalet might do better if marketed in the winter.

Myths about Buying

9) You don’t need to worry about the finances until you’ve found the right house

False. Having your financial arrangements in place before you find your dream property means you can move quickly. This could make the difference between securing the deal or getting pipped at the post.

10) You can’t go wrong by investing in property

Mostly true…in the UK. The ups and downs in the property market over the years have left people with negative equity for a time, but the chronic housing shortage in the UK generally makes property a safe investment. Still things can go wrong, surveys and searches help reduce the risk of this.

If you’re buying property out of the UK things, become more complicated You really need an agent who’s familiar with the local regulations and market conditions, such as Saas-Fee real estate which offers properties in Switzerland.

Most other countries don’t suffer from the chronic property shortage which keeps UK prices high, so you need advice to make sure your investment is sound. Also the rules and regulations are different in different countries, again an agent that understands the local requirements will make sure you’re fully legal and protected.

Everybody dreams to buy a luxury house. The fact is, only a few can afford it. Even if you have the money to buy, sometimes, getting a good location becomes a problem. Of course, you can take help of estate agents to take that entire headache, but that does not free you from the responsibility to find an ideal place for family. So, how do detect a good property in Hoboken?

Hoboken is a small city in the Hudson County, New Jersey. It is an island surrounded by the Hudson River on the East and the tidal lands on the West. The city also has a close proximity to New York and the Jersey City. People looking for an easy commute to these places for work can easily do so. Luxury apartments in Hoboken, NJ can be a perfect match for your dream house. But, before looking out for the option remember to take care of these things.

  1. Location is the most important aspect of buying a house. If you can find a place that is closely located to parks, fitness centres, shopping areas, hospitals, school and other options of childcare and recreation, secure the deal.

2. Price is a major determinant when it comes to buying a house. There are many hidden factors that determine the price of any new construction in Hoboken. Ask you estate agent to find a good deal within your budget. Do not settle for low quality construction because of price even if it means exceeding your budget limit.

3. If you are buying a house for your own use and not for rental purpose then, you should be much more careful in making your choice. Hire a registered estate agent only. If you are not taking any help from an estate agent, then be sure to check the certifications or authorisations of the builder before signing any contract. If your builder has good reputation in the market, then you can find about them more from the online sources.

Never hesitate to clear all your doubts before making payment. There is no point in discussion after you have signed the contract. Take time, think over again and research thoroughly about the builder, location and other details. You should always keep in mind the safety and comfort of your family before buying a house.

Despite the hype that surrounds the idea of holding an open house, Boca Raton houses for sale are vastly underrepresented in that particular area.

According to the MLS, within the next seven days there are 23 open houses scheduled in Boca Raton. That’s out of 2,709 current properties for sale.

That means fewer than 1% of homes for sale hold themselves open. So for prospective sellers of homes in Boca– or anywhere else — who are wondering if holding an open house is a vital part of the sales process, the answer appears to be a resounding, “Probably not.”

Open houses used to be an important sales tool

Once upon a time in the land of real estate, open houses were considered an essential selling tool. People came from miles around to visit homes for sale because there was no other way to see what was inside.

The listing broker and the mortgage broker used the occasion to meet people and add to their customer lists. And sometimes they were even able to sell the house to one of those visitors.

Today, however, the Internet has obviated the need for open houses. Why drive 30 miles to visit a property that you can look at while sitting around in your underwear at home?

Nonetheless, if you are planning to run an open house — or if you’re just planning to sell your home — here are 8 suggestions that will improve the open house experience of those who attend. They’ll also help your Boca Raton real estate agent to acquire some additional customers.

Clean up your kitchen.

As we all know, the kitchen is the showplace of a home. It’s the first and last place buyers look. But they don’t just look at the kitchen. They look in the kitchen. Everywhere. Cabinets, drawers, oven, and even in the refrigerator.

Remember, they will be buying those appliances, as well as the cabinets, sinks, and counter tops.
So make sure all of these places look (and smell) as clean as is humanly possible. A gross kitchen is a huge turn-off.

Clean up your bathrooms

You have to clean the sinks and the showers and the bathtubs and the toilets. You also need to vacuum up the stray hairs on the floor that we all leave behind.

Sure you’re only human, but not when you’re trying to sell your home. That’s when you’re forced to become a lean, mean, cleaning machine.

So remove your bath towels and put out fresh hand towels every day. First, because the appearance of clean, fluffy towels is more appealing. And second, because many of the people coming through your house will use your bathrooms. Unless you want to use the same towels they do, change them each day.

Clean out your medicine cabinets.

Doesn’t anyone respect privacy anymore? No, especially not when your house is for sale. So take anything that is private out of your medicine cabinets and your bathroom drawers. Your medical information is displayed on our prescriptions and identity theft is an unfortunate fact of life today. Don’t make it easy for someone to make your life much harder. Put your medications away somewhere safe.

Remove any valuables

You may keep your jewelry in the dresser so that it’s handy for your own use. But you don’t want it handy for the occasional light-fingered visitor who may see your open house as an opportunity to enhance their own collection.
Similarly, if you have collectibles that are small and valuable financially, or just important to you, remove them and place them somewhere relatively inaccessible and out of sight.

Take your pets for a walk

Leaving your pets in the house is a huge no-no. Many people are not pet lovers, so they will not appreciate the fact that your pooch is just being friendly.

Also, even though you may not notice it, pets leave their own odors behind. It’s a fact of pet life. You are inured to them because you live in the house.

People who don’t live in your house and who do not have pets — but do have noses — will notice those aromas. Clean up around your pet areas and spray around the house and use common sense to minimize pet scents.

Don’t leave your pet in the crate

Some animal lovers may feel this is cruel. Non-pet owners may feel the same way. Even if they don’t, the barking may unnerve them. Don’t take a chance on creating any kind of negative feelings during a potential buyer’s visit to your home.

Ask a friend to do a white glove test.

And a sniff test. If cleaning the house has not been your strong suit previously, it won’t be when it’s time to show off your home.

If you’re not sure, bring in a couple of friends and ask them to give you an opinion. If they say the place looks great, give yourself a round of applause and know you’ve done a good job.

If they say something like, “Well, it’s not so bad…” then hire a cleaning service. It’s worth the small cost to get your home sold.

Clean up the outside.

The old cliché about judging a book by its cover applies to the curb appeal of your home. If potential buyers don’t find the appearance of the front of your house inviting, they are likely to turn around before they get to the front door.

Live in someone else’s house

Between September to November 2016, I lived in 25 different AirBnB, from San Francisco, Peninsula, South/East Bay, Oakland to the suburban of Bay area.Map of Bay Area, CA

I moved from New York City to Bay area due to my new job at Startups.
(Recommended read: A Life Before & After The Startup)

I was looking for a place to settle and wanted to know the different areas in the Silicon valley.

I thought the best way to really know the neighbors are to actually live in.So I lived in different areas, switching the places in every few days until I find the right area to settle in.

What is AirBnB?

Airbnb is an online marketplace and hospitality service, enabling people to lease or rent short-term lodging including vacation rentals, apartment rentals, homestays, hostel beds, or hotel rooms. — Wikipedia

$1,000/night Luxury house to $25 Hacker house

AirBnB offers different type of houses.

Yurt (a tent) to a Tree house, Hacker house to Luxury house.
Entire house, Private room and Shared room. The choice is yours.Yurt in Carmel / Tree house in Burlingame ( I did not stay there)

Depending on your need, there is a ‘right’ place for you, if you search and book them well in advance. Good ones goes first.

I tried different types of setup, room, house, area and neighbors.

I first picked some well-reviewed rooms/houses in SF Peninsula area with costs between $60 — $120/night, then read reviews to know more about the places.

My First AirBnB was a private ‘studio’ house in Redwood City, CA. $90/night.

The studio house was located on the backyard of the host family’s main house, completely private, very clean and true to the description on the site.
My first AirBnB experience could not be better than this.

My First AirBnB — one of the best experience, if not the best.I moved to the second AirBnB with 3BR house because I had 2 guests staying with. The house costs about $200/night.

If we book hotel rooms for three. Each will cost more than $100/night, so it’s much cheaper than staying in a hotel.
Besides, this was much better setup for early stage startups like us, since we can do —

Meetings, Hacks and Party — All night long 🙂3BR house in Red Wood City / celebrating test results

After they left states, I switched back to a smaller place, with a private room. The flexibility is one of the merit of AirBnB. You can easily switch places as you please.

A private room in San Carlos / San Francisco

I also tried a type of shared house called ‘Hacker House’ — specially set up for the early stage Tech-Startups entrepreneurs, providing an affordable working space with desks and shared bedrooms. Costs $25~/night.

Hacker House in East Palo Alto and in Cupertino

In Oakland, I booked a beautiful 4BR house for team building activities —

A lot of Meetings, Hacks and Party — All week long :-)After me trying many different neighbors in the Bay area.I got a pretty good idea of how the each neighbors are like.

AirBnB vs Hotel

AirBnB vsv Hotel

You all stayed in Hotel before, so you know what you expect from Hotel.

There are cheap hotels and expensive hotels, but they all comes with a private room with almost identical rules and expectations.

For AirBnB, each place can provide you a very different experience
Some are very private, while some are extremely invasive.

Good thing about AirBnB is that there are so many options. I believe you will get a better experience (value) out of AirBnB if you know how to pick the ‘right’ place.

Finding ‘Right’ Place

When you go to AirBnB.com, you will probably be overwhelmed with all the choices you have (depending on the location, some places may not have many choices). Luckily there are filters to eliminate some unworthy places.

Room Type:

If you are with group, or require complete privacy then select “Entire House”. If you are okay to share the living room, but not okay to share the bed room, then you should select Private room.

Unfortunately there is no easy way to filter for Private Bath room if that’s your thing.

Instant Book:

If you can’t wait for 24 hours for the host to confirm the reservation.

Super Host:

Superhost is a Five-Star host and they are tested and trusted by other users.

3 issues with AirBnB

After trying many different places, there are 3 issues I noticed:

AirBnB — require IoT Smart Lock

Access Management

This is a most obvious and critical issue. Me as a guest entering to the house, the host has to be present to hand over the house key.

Some host installed a keypad door lock and texted me an access cord to enter.

I am hoping that AirBnB is already working on some kind of IoT type solution here.

Ideally, there should be an integration between AirBnB booking and Access Management system,so that when I arrive, the door opens automatically for the duration of my stay.

Privacy

Since you are living in someone else’s house, you can’t expect complete privacy unless the room is physically separated and access management systems are in-place.

Quality of Service

QoS is very much depending on the places. The Five-Star reviewed places are always booked first, so you sometime have no choice but to choose from the places with mixed reviews or less reviews.

Live like a Local and become Local

“Live like a Local” is their slogan — Providing a local information through the host and enhancing the guest experience.

This is kind of true. I had much better feel of the local neighbors/areas while I was staying at AirBnB compared to Hotel.

After living more than two months in AirBnB across many different neighbors in the Bay Area,I finally settled in an area that I loved most. One of the merit of AirBnB is that you can actually live in the neighbor you like as a short term try out.

I hope you enjoy the post.

I loved the experience I had with AirBnB and highly recommend to try if you haven’t tried it yet.

Tack T.
